The Disclosure Desk Specialist is responsible for the accurate and timely preparation and delivery of initial disclosures and re-disclosures in accordance with TRID and Regulation Z.

 

Compensation: $20.00 - $30.00 per hour depending on experience.

 

This position is in-office located at our Operations Center in West Allis, WI. 

Responsibilities

  • Prepare and deliver Loan Estimates and initial disclosure packages per TRID/RESPA requirements and deadlines. Review disclosures for compliance and accuracy before delivery to borrowers.
  • Manage disclosure pipelines to ensure timely issuance of all disclosure sets.
  • Collaborate with Loan Officers, Processors, and team members to review fees and ensure accurate disclosure.
  • Monitor and process re-disclosures within regulatory timeframes. Coordinate with the Closing Department on updated Closing Disclosures.
  • Review and reconcile HMDA data for accuracy.
  • Resolve compliance issues related to disclosures.
  • Perform administrative tasks for residential mortgage loans, such as ordering reports and obtaining required documentation from internal systems.
  • Complete data entry for Borrower’s Summary URLA and Processing Tab in Meridian Link.
  • Maintain effective working relationships to ensure timely disclosure processing.
  • Send disclosure packages to borrowers electronically or by mail.
  • Maintain current knowledge of TRID requirements.
  • Other duties as assigned.

Qualifications

  • High school diploma and at least one year of relevant experience in the mortgage industry, professional office, or banking environment required.
  • Three or more years of mortgage disclosure experience preferred.
  • Strong understanding of RESPA, TRID, and disclosure desk compliance, including timing and regulatory requirements.
  • Ability to prioritize tasks, work independently, and maintain attention to detail.
  • Strong verbal and written communication skills.
  • Proficient in MS Office; experience with Meridian Link is a plus.
  • Quick learner with strong retention skills.
  • Demonstrates professionalism, discretion, and excellent customer service when handling confidential, time-sensitive information.
  • Collaborative team player with a positive attitude.
  • Requires continuous attention to detail and accuracy.
